Many of my Sugar Land real estate clients are curious about title companies and what they actually do within the home buying and selling process. The primary role for home buying and selling, is to research the title to the property and work to correct any defects. For example, the property may have a lien from a legal judgment against the owner. They also act as a neutral party between the home buyer and seller holding funds in an escrow account to ensure parties are paid properly.
