Houston Housing Market not Slowing Down

Latest Fort Bend Demographics Show Strong Sugar Land Residential Real Estate Growth

Between the 2000 and 2010 census on Fort Bend County, our area’s population grew 40% to 585,375 according to the Fort Bend Chamber of Commerce. 2012 figures show a population 627,018 and projections estimate the population to reach 723,713 souls by 2017. Another report by Cubit placed 2013 population estimates at 652,365 living in 205,137 households and enjoying a 7.1% poverty level, 3.6% unemployment and a median household income of $88,023.

It has been said that Fort Bend County has the world’s most ethnically diverse population, and while I can not confirm that claim, I can give you the Cubit Race & Origin breakdown:

Other interesting statistics show the sexes are almost evenly split at 49.2% male and 50.8% female and a slightly higher percentage of residents in the 10-19 and 40-49 year old age bracket, which generally reflects how many of the communities, such as Sugar Land, are perceived as a great place to raise a family. 44.8% of Fort Bend’s citizens have a Bachelor, Graduate or Professional degree according to American Community Survey in 2013.

As you can see, Fort Bend County is a very diverse, wealthy, educated and family oriented community. We enjoy relatively low housing costs (Median value of $194,100) and are within close proximity to the country’s fourth largest city, Houston, TX. The only downside is that our growth has resulted in a fairly low 4.4% availability of vacant housing units. Spring Brings Blossoming Home Sales to Houston

Homes for sale in Sugarland, TX reflected in overall Houston growth statistics

A HAR MLS press release recently touted Houston’s aggressive home buying activities which have shrunk inventory and raise median prices to a record high. The release is important in that it reflects upon our own homes for sale in Sugarland, TX, one of the Greater Houston area’s fastest growing communities. The release mentioned some of the following interesting points:

  • Houston home sales rose 17% in March compared to the same time last year
  • Houston housing inventory dropped from 3.6 months to 3.5 months
  • The average price of a single family home in Houston rose 4.6% to $236,195, a second highest point for Houston
  • The Bureau of Labor and Statistics listed Houston as #1 for job growth among the 20 most populous cities

Sugar Land Real Estate Market Tied to Houston which not Slowing Down

The Sugar Land real estate market will always be tied to Houston due to its proximity and the fact that Sugar Land is primarily a commuter town for the Houston business market. As such, we try to keep tabs on the Great Houston real estate market. I recent article from the Houston Association of Realtors Multiple Listing Service (MLS) presented some great statistics on the residential market. For example, February had a 15.5 percent increase in sales over the same month in 2012, and was th e21st consecutive month where home sales have increased, and the median and average prices set a record for highest level for a February in Houston. On the flip side, inventory is at a low of 3.6 months, something not seen since 1999.

Role of a Title Company in Sugar Land Real Estate Transactions

Why Do We Need Title Companies?Many of my Sugar Land real estate clients are curious about title companies and what they actually do within the home buying and selling process. The primary role for home buying and selling, is to research the title to the property and work to correct any defects. For example, the property may have a lien from a legal judgment against the owner. They also act as a neutral party between the home buyer and seller  holding funds in an escrow account to ensure parties are paid properly.  There are many legal hurtles to overcome and the title company handles a majority of them.
